Commercial building exterior painting
Exterior painting for offices, retail centers, high rises, and HOA communities. Stucco repair, anti-graffiti coatings, and the lifts, swing stages, and scaffolding to reach every wall.
Overview
Exteriors that look right and keep water out
The outside of a commercial building is the first thing tenants, shoppers, and residents see, and it takes sun, rain, and wind every day. Our commercial exterior painting contractors fix what’s failing, prep the surface, and put down a coating system that fits the wall. We’ve done it on landmark towers, outdoor malls, hotels, and office buildings since 1983.
Stucco repair comes first
Paint won’t hide a cracked wall for long. Small cracks are caulked and patched. Larger cracks and spider cracking get an epoxy patch, then an elastomeric primer and topcoat that flex with the wall. Every patch is stripe coated so water can’t get in behind the new finish. That’s how we handled the worst walls on the Capitol Records Building.
Anti-graffiti coatings
Retail centers, storage facilities, and street-level walls get tagged. An anti-graffiti coating on the walls that get hit lets you clean graffiti off instead of painting over it, so the wall keeps matching the rest of the building. We add it as part of the exterior job.
Getting up the building
Access is planned at the site visit. We used a swing stage to reach every surface of the twin 22-story Wilshire Comstock towers, scaffolding and a 130-foot spider lift across the 1.2 million sq. ft. Paseo Colorado Mall, and 65-foot and 120-foot boom lifts at AT&T Harbor Gateway North. Our crews are trained in swing stage safety, fall protection, and aerial lift operation.
Offices, retail, high rises, and HOAs
Offices and high rises: one elevation at a time, with entrances kept open. The 13-story Capitol Records Building was worked top down, one floor at a time.
Retail centers and malls: work planned around store hours and daily operations, with colors worked out with your designers.
HOAs and apartment communities: work areas sectioned off while residents are home, with balconies, walkways, and decks coated in the same job.
Hotels: cordoned sections and pedestrian tunnels kept the Wyndham Oceanside Pier Resort open to guests.

How much does it cost to paint a commercial building exterior?
It depends on the size and height of the building, how we’ll reach it, the condition of the stucco or concrete, and the coating system. Many projects can be priced from photos and satellite images, and after a site visit you get a written estimate with the scope and the price.
Do you paint high-rise exteriors?
Yes. We’ve painted many high rises, including the twin 22-story Wilshire Comstock towers, twice. Our crews are trained for the swing stage, fall protection, and aerial lift work that comes with them.
What does an anti-graffiti coating do?
It makes graffiti much easier to clean off, so you can remove it without repainting the wall. It goes on the walls that get tagged most, usually the lower walls along sidewalks and parking areas, as part of the exterior job.
Can you match our existing colors?
Yes. We match the colors already on the building or work with your designer on a new scheme, as we did on the Paseo Colorado Mall.
Do you paint single-family homes?
No. We do exterior and common area repaints for HOAs, but we don’t work for individual condo unit owners, and we don’t work on single-family homes, tract homes, or townhomes.
