Commercial waterproofing

Elastomeric coatings, crack injection, and roof coatings that keep water out of walls, roofs, decks, and concrete.

Overview

Waterproofing that holds

Water finds the weak spot: a hairline crack in concrete, a worn roof seam, stucco that has lost its coating. Once it’s in, it stays in the walls and decks and causes decay. Our commercial waterproofing contractors seal the building before that happens, or fix it after.

Elastomeric coatings for walls and roofs

An elastomeric coating is a thick, rubbery coating that stretches with the building. It bridges small cracks, moves with the surface through hot and cold instead of cracking, and lets trapped moisture escape without losing its grip. It’s the right choice for masonry, stucco, and concrete walls. The same material, in a roof grade, seals commercial roofs. It covers small holes and bridges gaps and cracks to keep the whole roof watertight, and reflective versions cut heat buildup.

Crack injection for concrete

For cracks in concrete walls and slabs, we drill holes along the crack and inject a two-part material with a high-pressure pump. Epoxy injection glues a structural crack back together. Chemical grout reacts with water, so it’s injected through the slab to seal the back side where the concrete meets soil or water. Either way, the crack is filled from the inside and the water stops.

FAQ

Common questions

More FAQs
What is an elastomeric coating?

A coating that cures to a thick, flexible, rubber-like film. It stretches and recovers with the surface, so it bridges hairline cracks and keeps water out of stucco, masonry, concrete, and roofs.

How long does elastomeric waterproofing last?

It depends on the product, the exposure, and the prep. Wilshire Comstock was coated in 1999 and recoated in 2011. We tell you the expected service life of the system we recommend in the estimate.

Can you waterproof while the building is occupied?

Yes. Exterior work happens from the outside, from swing stages or lifts on high rises, and we phase it by elevation so the building stays open. Our crews are trained in swing stage and aerial lift safety.
