Waterproofing and elastomeric coatings

Commercial roof coatings

Elastomeric and reflective coatings that seal a commercial roof against leaks and reduce the heat it soaks up. Applied over the roof you have.

Overview

A waterproof roof coating over the roof you have

A roof leak rarely starts big. A seam opens or a small crack forms, water gets in, and over time it rusts the deck and weakens the structure long before anyone sees a stain inside. A commercial roof coating seals the whole surface, small holes and cracks included, without tearing the roof off.

We coat aging metal roofs, asphalt roofs, and rubber-based roofing systems on warehouses, plants, offices, and retail buildings.

Elastomeric roof coatings

We specialize in elastomeric roof coatings. It’s a synthetic rubber coating applied over the existing roof. It stretches and shrinks with the roof through hot days and cold nights, bridges small cracks and holes, and keeps the whole surface watertight. Where the roof takes a lot of sun, a UV-protective urethane or clear topcoat goes over it to keep it from breaking down and fading.

Cool roof coatings

On a hot day a dark roof can get well above 100 degrees, and that heat goes straight into the building. A reflective cool roof coating, usually white or silver, sends the sun’s heat back. The roof runs cooler, the air conditioning works less, and cooling costs come down.

Repairs come first

A coating over a problem doesn’t fix it. Open seams, holes, cracks, and low spots where water ponds get repaired first. Then the roof is pressure washed to get dirt, grime, and oil off before the coating goes on.

On a CBRE-managed building in Beverly Hills, water was getting in through the roof. We leveled the low spots with fiberglass mesh set in epoxy so water would stop pooling, then put down multiple coats of elastomeric and a UV-protective urethane topcoat across the roof, the parapet walls, and the flashing caps.

Other roof systems

Not every roof is a fit for elastomeric, and our crew checks yours on the site visit. Where another system works better, we’ll recommend it. Acrylic adds UV protection and is common over sprayed foam roofs, with a sealer to make it waterproof. Silicone holds up very well to sun but costs more. Rubberized coatings go over many roofing membranes.

FAQ

Common questions

More FAQs
Will a roof coating stop leaks?

Yes, when the roof is still sound underneath. We repair the seams, holes, and cracks first, then the coating seals the whole surface. If a roof is too far gone for a coating, we’ll tell you at the inspection.

What kinds of roofs can you coat?

Metal roofs, asphalt roofs, and rubber-based roofing systems on commercial and industrial buildings. On metal buildings, the roof can be coated along with the siding as part of the same job.

What is a cool roof coating?

A light-colored, reflective coating, usually white or silver, that sends the sun’s heat back instead of letting the roof absorb it. The roof and the space under it stay cooler, which cuts cooling costs.

Elastomeric, silicone, or acrylic: which roof coating is best?

It depends on the roof. Elastomeric is our usual choice: it flexes, bridges small cracks, and comes in reflective colors. Silicone holds up very well to sun but costs more. Acrylic adds UV protection and is common over sprayed foam, with a sealer to make it waterproof. We recommend one after we see the roof.

Can you coat the roof while we’re open?

Yes. The work happens up on the roof, and we schedule it around your operations so the business below keeps running.
