Polished and stained concrete floors
Polished, stained, and decorative concrete floors for lobbies, showrooms, malls, and hotels. They look good on day one and keep looking good under traffic.
Overview
Floors that have to look good
Your floor is one of the first things people notice. In a store, lobby, or hotel, it has to look sharp and take heavy foot traffic. We finish concrete so it does both. You can let the concrete show or put color and pattern on top.
Polished concrete
As concrete polishing contractors, we work with the slab you already have. It’s ground and hardened with a densifier for a shiny, easy-to-clean surface with no coating to wear off. No harsh chemicals or new flooring materials go in, and the shine reflects light, so the space can need less lighting. At Westfield Century City, a 90,000 square foot outdoor deck worn down by foot traffic and weather was diamond ground and densified.
Stains and sealers
Stains put color into the concrete itself, so there’s no colored layer to chip. Epoxy or acrylic sealers go over stained or plain concrete to keep out spills and stains and make cleaning easy. There’s no carpet or tile to replace later, because the finish is the concrete itself. Clear polyurethane finishes and UV topcoats have their own page: polyurethane and UV protective floor coatings.
Decorative coatings
When you want color, pattern, or a logo, a decorative epoxy floor does it. Options include solid colors, multi-color designs, colored flake, and colored quartz, which also adds grip. At Westfield Eastland Center, we put down epoxy in several colors to the client’s design, then a UV protective topcoat for a high-gloss finish that keeps the colors from fading.
Outdoors, on pool decks, patios, and plazas, a membrane system works well: an elastomeric or epoxy base with a polyurethane topcoat that holds the color, waterproofs the deck, and stands up to the sun.

Is polished concrete a good choice for a commercial floor?
Yes, for retail, offices, lobbies, and showrooms. It’s hard, easy to clean, and has no coating to peel. It isn’t the right pick where harsh chemicals get spilled or the floor needs grip when wet. Those floors need a coating.
Polished concrete or decorative epoxy: which one?
Polished concrete keeps the look of the slab and has nothing to wear off. Decorative epoxy gives you color, patterns, and logos, and better resistance to chemicals. For a showroom or lobby, either can work. We’ll show you both on the site visit.
Can you stain an old concrete floor?
Usually, once old coatings, sealers, and contaminants are removed so the stain can soak in. We check the slab on the site visit and tell you what to expect.
Do you do decorative floors in homes?
No. We only do commercial and industrial work: stores, offices, hotels, and apartment communities.
